Field observation visits — a written scope of what to look at, then dated, custody-tracked photographs.
Claim-by-claim notes — each thing you were told gets its own entry: what we observed, what we could not observe, and what was out of scope.
Conflict screening first — engagements start with a conflict-of-interest check, and delivery stops if one appears.

Plainly: True-Up reports what a person observed on site — nothing more. We do not provide appraisals, valuations, inspections, certifications, or investment advice, and observation notes are not guarantees about a property. We are not yet taking engagements.
